A busy family wanted to be certain their extended Leicestershire home would work for them day-to-day. With architectural concept designs already drawn, Bolthole Design was brought in to review the layout in 3D before final plans were completed. Working together in a virtual model allowed the clients to explore different configurations and make confident decisions about how each space should feel and function.

BRIEF

The ground floor needed to balance sociable family living with calm, organised zones. The clients wanted to connect the kitchen, dining and living spaces while improving functionality in the utility and providing a comfortable downstairs suite for visiting parents. Early modelling also tested storage, seating and dining arrangements to see how family life and larger gatherings could work within the new footprint.

Upstairs, attention turned to creating a well-balanced master suite with a separate dressing room and a study for working from home, alongside efficient bathroom layouts throughout. With five bathrooms in total, careful coordination ensured practical planning for plumbing and concealed fittings before the build began.

VISUAL DEVELOPMENT

Neutral visuals focused on scale, furniture placement and joinery concepts, helping the clients understand how the layout and storage would work within the space, ready for them to add their own decorative style later.

DESIGN SOLUTION

The 3D design process made it easy to compare layouts quickly and understand how subtle changes affected light, flow and proportion. The chosen scheme brought the dining area into the kitchen, introduced a relaxed sofa zone and established a separate dressing room within the master suite. Smaller functional changes were suggested to create storage in the hallway, a larger pantry area and a linen cupboard upstairs.

OUTCOME

The design clarified the layout while enhancing function, with vaulted ceilings retained in key rooms and apex glazing simplified to reduce cost and improve light control. Updated plans were discussed with the architect to incorporate into the production drawings, ensuring alignment across the team.

Viewing the design in 3D gave the clients confidence to make timely decisions, feel ready for the build and manage the interior fit-out independently.
